• A new timber vertical expansion adds two floors atop the existing concrete office building originally constructed in 1974.
• The use of lightweight new construction materials and careful investigation of existing conditions confirmed that many existing foundations and columns were adequate for the vertical expansion’s additional loads.
• New full-height, C-shaped concrete shear walls were added in the building to support the expansion’s additional lateral loads. These walls tie into the existing structural system at every floor, and the surrounding existing bays were carefully analyzed for the revised support configurations.
